Buyers considering financing should begin the conversation before committing to transaction deadlines that assume funds will be immediately available. International buyers may need to gather financial records, identity documents, income verification, banking information and other lender-required materials.

A buyer can qualify personally while a lender still needs to approve the property or transaction structure. New construction, appraisal timing, legal title, insurance requirements and closing procedures can all affect financing.
