PRIMARY HOME, SECOND HOME OR INVESTMENT RESIDENCE?

The same property can mean very different things to different owners.

A primary home needs to support the entire year, not just the best weeks.

Think about storage, work, daily services, healthcare access, school or family needs, transportation, community life and how the residence performs through both dry and green seasons.

The broader location matters as much as the home itself.

SECOND HOME

A second residence has a different rhythm. Ease of arrival, lock-and-leave practicality, maintenance support and the quality of the time spent there become especially important.

The question is often less “Can I live here every day?” and more “Will I genuinely want to return here again and again?”

SECOND HOME WITH RENTAL PARTICIPATION

Some owners want to use the residence personally while making it available during periods they are away.

That requires a clear understanding of owner-use rules, management responsibilities, booking channels, fees, tax considerations and the actual Private Residence Rental Program terms.

INVESTMENT-ORIENTED OWNERSHIP

A buyer focused more heavily on financial performance should approach the residence with independent assumptions about costs, financing, rental operations, demand, maintenance and personal-use tradeoffs.

No marketing projection should replace individual financial analysis.
