INSIDE THE SUEÑOS DEL MAR MASTERPLAN
A master plan is more than a map of where buildings sit.
At its best, it explains relationships: where home meets landscape, where movement happens, how people gather, how privacy is protected and how the everyday route through a community feels.
Sueños del Mar is organized around that idea of connection.
48 PRIVATE RESIDENCES
The residential plan includes three collections:
OASIS VILLAS
18 private villas on homesites FFPI-15 through FFPI-32.
EL BOSQUE VILLAS
14 private villas on homesites FFPI-01 through FFPI-14.
EL BOSQUE LUXURY APARTMENTS
16 private residences distributed across four boutique buildings on homesites FFPI-33 through FFPI-36.
The apartment buildings carry their own names: Los Almendros, El Marañón, Los Caimitos and El Laurel.
FIVE WORLDS
The shared experience is distributed across five destinations rather than concentrated in one conventional clubhouse.
SELVA GRAND HOUSE brings social life, wellness and focused work together.
THE OASIS is the signature water environment.
GUACAMAYOS FOREST creates a closer relationship with walking, observation and the tropical landscape.
THE GROUNDS introduces pickleball and short-game recreation.
THE GARDEN PARK brings family, play, pets and botanical discovery into the outdoor experience.
WHY DISTRIBUTION MATTERS
A single clubhouse can become somewhere residents visit. A distributed plan has the potential to make the entire community part of the day.
A walk may pass through the forest. A workout can happen away from home without leaving the property. A social evening can move from the residence to Selva Grand House. Water, gardens and recreation appear as part of the route rather than as one distant destination.

That is why the interactive masterplan is one of the project’s central digital tools. It allows future owners to move from the overall community into collections, worlds and individual residences without losing the relationship between them.
